Real Estate Agents that desire to make contributions for starving children while simultaneously enjoying the "quid pro quo" benefit for them of having that commitment be a marketing point and client "selection factor" will passionately endeavor to ensure their contribution discipline is in accordance with the following at any time they purport to be a "www.EndChildHunger.org Real Estate Agent".

CONTRIBUTION GUIDELINES AND CONSIDERATIONS

Because real estate agent commission percentages vary (and especially so on the listing side), ECH considers a "best practice" contribution discipline would be to simply contribute the same percentage of gross commission as is received of the realty property sale price.  For example:  If a listing agent is paid 3% (a common price model in many areas) and the property ultimately sells and closes at a price of $100,000, then the listing real estate agents "gross commission" would be $3,000, and their www.EndChildHunger.org contribution would be 3% of that $3,000, or $90.  If the listing fee had been 2.5%, then the "gross commission" would be $2,500 and the www.EndChildHunger.org contribution would be 2.5% of that amount, or $62.50.  This best practice applies to either the seller side of the transaction or the buyer side of the transaction INDEPENDENTLY.  In other words, if in the above example the real estate agent received 2.5% as the "listing agent" and as fate would have it also found the buyer for the property and therefore received 3% for that as well, then their ECH contribution would be $62.50 plus $90.00 or $152.50.

In the event a real estate agent agrees to and receives a "flat fee" for their services, then that flat fee divided by the ultimate sale price would be the percentage they would apply to their flat fee commission to determine their ECH contribution expectation.  For example:  If a real estate agent agrees to list and sell a home for a flat fee of $3,000 and is paid that amount at closing as their gross commission on a home with a sale price of $125,000, then in effect the real estate agents gross commission percentage would be $3,000 divided by $125,000, or 2.4%.  This 2.4% times their gross commission received of $3,000 would equal $72 and would be their ECH contribution expectation.

Real estate transactions can and do take many shapes or forms, but generally there is a gross commission paid (however it was determined) and a property sale price, which enables calculation of a commission percentage per the examples above.  Should a real estate transaction not lend itself to such a calculation, ECH would anticipate the real estate agent develop a calculation method that would be within the "spirit" of the aforementioned and share that with their client at the outset as well as be accountable to it at closing.

Given that all ECH contributions are 100%voluntary and calculation and delivery is purely on the "honor system" (albeit likely under the scrutiny of the client given the fact that may well have been part of the clients selection criteria!), ECH hopes and anticipates that all of those laying claim to being A www.EndChildHunger.org Real Estate Agent will make every effort to be fair and accountable in their calculation and administration of their contributions.

In the majority of cases, clients of ECH real estate agnets will have access to the details of their particular real estate transaction and will be able to easily determine the amount of contribution the real estate agent should make based on what the two of them discussed at the outset of their business relationship (to include their discussion and agreement on the child hunger organization the two of them have agreed to support - - - what a way to bond and build a positive relationship with a client from the very beginning!).  ECH anticipates the actual contribution by the real estate agent be made "in honor of" their client with a request for a thank you card being sent to their client (which will most likely generate a follow contact from the client and a "bonus" relationship building opportunity!).  Further, the clients receipt of the acknowledgement will represent their clients final confirmation that the real estate agent has in fact "made good" on their commitment (and in a very memorable way!).
